Ok, let's get the hard part out of the way right now. Prospecting is the single most
crucial element in the business and it's the hardest part for most real estate agents. Prospecting can
be done in a number of ways, including cold calling, canvassing, bulk mailing, using a
sphere of influence contact system, working a farm, sitting open houses, taking floor time,
handing out lots of business cards, working the internet, and more. The important thing to
realize, up front, is that it's not easy and yet it must be done if you're going to
get your real estate license and succeed in this business. Below is just an idea of some of the activities do, more or
less, on a daily basis:
- Touring new listings, previewing homes, generally learning and keeping informed on what's
happening in your market area.
- Learning new techniques and skills, or staying abreast of real estate related laws and
issues, through real estate training courses and formal course work. Most
states also have continuing education requirements.
- You might be taking floor time or sitting open houses.
- Doing market evaluations on homes and listing presentations to prospective home sellers.
- Showing homes to prospective home buyers.
- Preparing contracts for purchase and presenting offers for buyers, or offers from others
to your sellers.
- Doing follow up work on contracts, working with mortgage brokers and lenders,
appraisers, home inspectors, home warranty companies, and attorneys.
- Attending closings with your clients and hopefully lots of them.
